Annual Checklist
Air Conditioning System (Spring)
- Have HVAC Contractor perform seasonal maintenance check-up for summer.
- Ensure that rugs, draperies, or furniture does not block air supply registers.
Attic
- Check attic and crawl space to ensure that soffit vents are not blocked with insulation and move insulation back to its original location if there are voids on the attic floor.
Deck
- Check and tighten all deck boards.
- Replace damaged pickets, rails, and boards. Replace warped boards that create a trip hazard.
- Reseal wood surfaces with a preservative as necessary following manufacturer’s instructions.
Doors
- Check and repair weather-stripping on exterior doors as necessary.
- Check and tighten door hardware and lubricate as necessary.
- Tighten all bolts on garage door.
Fences
- Check & adjust all locks, hinges, & gates.
- Repair & replace broken slates, structural cracks, & mechanical fasteners.
Fireplace (Autumn)
- Have chimney professionally cleaned as necessary.
- Check flue & firebox liner.
- Check operation of gas fireplace equipment.
Hurricane Shutters & Preparation (Spring)
- Obtain “Preparing Your Home for a Hurricane” from the American Red Cross.
- Check operation of all shutters. Repair & lubricate as necessary.
- Check hurricane supplies ie: food, water, cooking supplies, sanitation, clothing, bedding, tools, medications, glasses, specialty items for (babies, infirmed, & elderly, pets)
- Check your Household First Aid Kit for upgrades and out of date items.
- Determine if our home is safe to stay in and establish a safe room
- Determine the location of your local shelter and your evacuation route.
- Store copies of important papers, files, computer disks, etc. In a banks safe deposit box or a friends house more than 100 miles away.
- Check operation of generators, chainsaws, iceboxes, tents, etc.
- Review insurance polices.
Pool
- Check operation of all mechanical pool components.
- Visually inspect pool finish and determine needed repairs.
- Check all ladders, dives, slides, and safety gates.
Roofing (Spring)
- Visually inspect roof from the ground for loose, warped, torn, or missing tile and/or shingles. Contact Roofing Contractor should repairs be required.
- Have contractor check and clean gutters and down spouts for leakage.
- Check alignment of gutters, downspouts, and splash blocks to ensure the water is properly diverted away from the home.
- Check and repair in flashings, facias, and soffits as needed.
Screen Rooms
- Check metal framing for failure of anchorage to foundation, fasteners, braces, & extrusions.
- Check & repair or replace screen panels as needed.
- Repair door hinges, locks, & closers.
Septic Tank (where applicable)
- Have septic tank professionally cleaned per manufacturer’s instructions.
Sump Pump
- Clean sump pump, following manufacturer’s instructions.
Windows
- Check skylights for loose flashing and gaps in caulking. Take care not to crack tile roofs. Check all windows for gaps in caulking on the exterior of the house.
